Lake Tahoe is a lake, not a ski resort — about a dozen separate ski areas sit around its rim, and the North and South Shores are an hour apart by road. A hotel search lands almost entirely on the South Shore casino strip, where nine of the twelve properties stand within 750 m of one building: the base station of the Heavenly Gondola on Heavenly Village Way.

  • None of the twelve harvested hotels is ski-in/ski-out, and the reason is the mountain rather than the hotels. There is no ski-out on Heavenly's front face down to Heavenly Village: skiers download the gondola at the end of the day or take Heavenly's free shuttle back from the California and Nevada bases. So every '5-minute walk from Tahoe's main ski gondola' describes a walk to a lift you must ride back down. The honest count for this harvest is 0 true, 9 walk, 3 shuttle — and all nine walks are walks to a gondola, not to snow.
  • The closest bed to that lift is Marriott Grand Residence Club at about 130 yards, 4.5 from 1,020 reviews. It is not slopeside either, and no Stateline property can be.
  • The casinos are not the ones overclaiming. `ski_in_ski_out_claimed` is false on all twelve records, and only four carry any ski wording at all — every one of them a walking time. Harrah's says 'a 5-minute walk from Tahoe's main ski gondola'; Golden Nugget says the gondola 'offers access to the Heavenly ski resort'. Both are true. Neither is a claim.
  • The one harvested hotel with a named run at its door has the least skiable run on the lake.   • Your pass picks your shore. Vail owns Heavenly, Northstar and Kirkwood — all three on Epic, from $1,089 adult for 2026/27, $869 for under-30s, Epic Local from $809. Alterra's Ikon covers Palisades Tahoe and Sierra-at-Tahoe, 'South Lake Tahoe's only Ikon Pass destination' in Sierra's own words. The two passes share no resort in 2026/27, and Stateline to Palisades is 40 miles and about an hour.
  • Only one place around this lake lets a beginner sleep in the village and ski home to it: Northstar, on Village Run, a green from the top of the Big Springs Express Gondola down to the 6,330 ft village. That is the single named green home run identified anywhere on the lake. At Palisades the beginner terrain is at the TOP, around High Camp at about 8,200 ft, and the only non-download route down is Mountain Run, a blue.

We have not stayed at these properties. Every claim above was checked in August 2026 against the property's own website and its Google listing. Two data caveats belong on the record. First, the harvest header reports properties_found: 18 while the file contains 12 hotel records, so six properties are unaccounted for and this is not a complete census of South Lake Tahoe. Second, several sources refused or broke during research: powderhounds.com returned HTTP 403 twice, so no independent trail-rating database was read for Northstar or Kirkwood; hyatt.com returned HTTP 403; northstarcalifornia.com's Ritz-Carlton page and kirkwood.com's lodging page both returned Vail Resorts system-error pages, so everything attributed to Northstar and Kirkwood lodging here is third-party wording rather than the resorts' own; and ikonpass.com's destinations page returned a title and nothing else, so the Ikon roster below is assembled from Alterra, Palisades and Sierra-at-Tahoe pages instead.

Which Lake Tahoe Property Sits at Which Lift

Not a trail map — a schematic of where the beds are relative to the lifts, around a lake with about a dozen separate ski areas on it. The striking thing is that every harvested hotel is in one pod, and the pod with the ski-in/ski-out beds has no harvested hotels in it at all.

Heavenly's free resort shuttle — the system that makes a Stateline stay work at all. It links Heavenly Village, the California Lodge on Saddle Road, and Stagecoach and Boulder up Kingsbury Grade, plus designated lodging stops. It is also the alternative to the end-of-day gondola download queue: ski to a base, ride the bus back to the strip.

The Heavenly Gondola — 2.4 miles from Heavenly Village Way to the mountain, and the lift every hotel on this page is measured against. It carries you up and it carries you back down; there is no ski route to the village. A scenic ride for non-skiers is reported at about $70 adult and $35 child by OTA listings rather than by Heavenly, with one reviewer reporting $64.

Stateline to the north shore — 40 miles and about 1 hour 2 minutes to Palisades Tahoe, roughly 41 road miles to Northstar, 38 miles and about 59 minutes from South Lake Tahoe to Palisades. Winter chain controls and storm closures make all of these soft numbers.

Reno-Tahoe International (RNO) — about 45 minutes to the north shore and just over an hour to South Lake Tahoe. North Lake Tahoe Express runs year-round from RNO to Truckee, Olympic Valley and Northstar; South Tahoe Airporter runs daily from RNO to the Stateline casino hotels. Lake Tahoe Airport (TVL) is 7 miles from the strip and carries no meaningful scheduled service.

The pass split

Epic and Ikon share no Tahoe resort

Vail Resorts owns Heavenly, Northstar AND Kirkwood, and the Epic Pass gives unlimited unrestricted access to all three: 2026/27 Epic from $1,089 adult, $869 with the new 20% under-30 discount, Epic Local from $809. Alterra's Ikon covers Palisades Tahoe and Sierra-at-Tahoe, 12 miles south of South Lake Tahoe on Highway 50 and, in its own words, 'South Lake Tahoe's only Ikon Pass destination'. Sugar Bowl, Mt. Rose, Diamond Peak and Homewood are on neither and sell their own.

The end of the day

You download the Heavenly Gondola

There is no skiable trail from the mountain to the gondola base at Stateline, so every skier staying on the strip either rides the gondola back down — into a known late-afternoon queue — or skis to the California, Stagecoach or Boulder base and takes Heavenly's free shuttle back. This is the load-bearing fact of the page. Heavenly does not publish the sentence itself; the shuttle network and the download queue corroborate it.

Parking

The Tahoe cost nobody budgets for

Palisades Tahoe runs reservation-based parking on Saturdays, Sundays and select holidays, with Monday to Friday free and no reservation needed; its 2026/27 programme was unreleased at the time of research and the $30 season-space figure is from a prior season. Northstar charges from about $20 a day outside the early-bird windows, with the Castle Peak lot free and shuttled. Sierra-at-Tahoe introduces weekend and holiday reservations for 2026/27, free for passholders and for cars of four or more. Heavenly has paid garage parking in Heavenly Village and free parking at Boulder; no 2026/27 rate card was verified.

Season

Traditionally mid-November to April, with early closures in warm springs

No 2026/27 dates are announced. For reference, 2025/26 opened Heavenly on 19 November and Northstar on 21 November, and then ended early and badly: a record spring heat wave collapsed the snowpack and closed multiple Tahoe areas prematurely, with Homewood shutting on 17 March 2026. Reported annual averages are Palisades about 400 inches, Heavenly about 360, Kirkwood about 354, Northstar about 350 — but Tahoe's real characteristic is variance, not the average.

Condos: almost every genuine ski-in/ski-out bed on this lake is somebody's apartment

This is the block that explains why a hotel harvest of South Lake Tahoe returns twelve casino and lakefront properties and no slopeside anything. The slopeside stock around Lake Tahoe exists — it is just not hotel stock. Palisades Tahoe Lodge is 218 individually owned condominiums; The Village at Palisades Tahoe and the Northstar residences work the same way; Constellation Residences at Northstar are rented one unit at a time by luxury agencies. A hotel database cannot see any of it, and a search that can see it is reading listing titles written by 218 different owners.

Which is the practical warning. 218 owners means 218 separately worded ski-in/ski-out claims of varying honesty, describing the same building. Grade the building, not the listing: Palisades Tahoe Lodge is at the foot of KT-22 and the way home from the upper mountain is Mountain Run, a blue, whoever wrote the headline. Palisades' own lodging copy for The Village says 'within walking distance of the lifts' while a managing agent calls the same address 'the epitome of ski-in, ski-out luxury' — use the resort's wording.

And none of it is in South Lake Tahoe. Every address in the table below is 35 to 41 road miles from the Stateline strip, on the other side of the lake or over a mountain pass, which is why a reader searching 'Lake Tahoe ski-in ski-out hotels' from the south shore is searching in the one part of Tahoe where the thing does not exist.

Slopeside inventory here is described from the properties' own pages and from rental-management copy, checked August 2026, because two of the relevant resort sites were down during research: northstarcalifornia.com's Ritz-Carlton page and kirkwood.com's lodging page both returned Vail Resorts system errors, and hyatt.com returned HTTP 403. Third-party copy places the Ritz-Carlton 'on Northstar's Big Easy run'; Big Easy is described everywhere else as a base-area first-timer zone while the hotel is mid-mountain, so we do not print that run name as fact.

Why no hotel in South Lake Tahoe is ski-in ski-out

Start with the mountain, because it settles the question before any hotel is discussed. There is no ski-out on Heavenly's front face down to Heavenly Village. Skiers finish the day by downloading the gondola — the 2.4-mile line from Heavenly Village Way, with a known late-afternoon queue — or by skiing to the California, Stagecoach or Boulder base and taking Heavenly's free shuttle back to the strip. A ski-in/ski-out hotel is one you ski home to. At Stateline nobody skis home, including the people who live there.

That is why the distances on this page are a red herring however small they get. Marriott Grand Residence Club is about 130 yards from the base station and Stardust Lodge about 165, and neither is any closer to a ski-home than Hotel Azure 1.75 miles away, because the route home does not exist at any distance. What proximity buys at Stateline is a shorter walk to the morning queue, and that is worth something — just not what the word slopeside means.

The finding that surprised us is who is telling the truth here. Not one of the twelve records claims ski-in/ski-out: `ski_in_ski_out_claimed` is false on all of them. Only four carry any ski wording at all, and every one of those four is a walking time to a lift. Harrah's says 'a 5-minute walk from Tahoe's main ski gondola'. Golden Nugget says a seven-minute walk to the gondola 'which offers access to the Heavenly ski resort' — that subordinate clause is the most precise sentence in the harvest. Stardust says 'less than a block'. Bally's mentions the state line, the golf course, the lake and the airport, and never mentions skiing at all. The casino strip is not the party overclaiming in Tahoe.

There is one exception worth its own paragraph, and it runs the other way. Hilton Vacation Club Tahoe Seasons on Saddle Road is about 0.45 km from Heavenly's California Lodge, which makes it the only harvested bed near an actual snow front, and its own copy says it is 'a 6-minute walk to the Gunbarrel ski run'. Gunbarrel is a double black diamond mogul run of roughly 1,600 vertical feet — the run Heavenly's Gunbarrel 25 contest laps 25 times between 10 a.m. and 4 p.m., skied with The Face. The one harvested hotel with a named run at its door has the least skiable run on the lake. What it genuinely offers is the Gunbarrel Express five minutes away as an uphill portal that skips the Stateline gondola line. Buy the way up; nobody is skiing that way down.

Where the real slopeside beds are, and why they are not in this list

Lake Tahoe is a lake, not a resort. About a dozen separate ski areas sit around its rim under different owners and different passes, and the slopeside beds are concentrated in four places, none of them in South Lake Tahoe city or at Stateline. Northstar California at Truckee has the lake's only mid-mountain hotel — the Ritz-Carlton, which sells 'exclusive ski-in/ski-out access' and a concierge who stores your equipment overnight — with Constellation Residences attached by an enclosed sky bridge and One Village Place built directly on top of the Big Springs Express Gondola station. Palisades Tahoe at Olympic Valley has a genuine base village: Palisades Tahoe Lodge with its 218 owner condos at the foot of KT-22, The Village at Palisades Tahoe, PlumpJack Inn beside the cable car, and Everline Resort a mile up the valley. Sugar Bowl on Donner Summit has a 27-room lodge in a village with no road into it. Kirkwood, 35 miles south-west over Carson Pass, has The Mountain Club, The Lodge at Kirkwood and Sun Meadows at Chairs 5 and 6, at 7,800 ft, with no town attached.

Now the beginner question, because the answer is unusually stark. Only one place around this lake lets a beginner sleep in the village and ski home to it: Northstar. The village sits at 6,330 ft, the skiing starts above it at the top of the Big Springs Express Gondola, and the way home is Village Run — described consistently as wide and green, 'a mellow beginner trail accessed by the gondola that glides you right back into the village'. The learning terrain is Big Easy near the base, with its own quad and surface lifts. Village Run is the single named green home run identified anywhere on Lake Tahoe, and no other area on this page gets one.

Palisades is the instructive failure, and it fails for an unusual reason: the beginner terrain is at the top. Palisades puts its learning slopes at High Camp, about 8,200 ft, reached by the Aerial Tram or the Funitel, with Mountain Meadow the beginner pod up there. PeakRankings states it flatly — 'there's no beginner way to ski down to the bottom of the resort' — and most guests in that zone download the tram or Funitel to leave at the end of the day. The only route down without downloading is Mountain Run, and Mountain Run is a blue, reported at two miles by one trail database and 3.2 miles by Palisades' own longest-run figure. So a family in Olympic Valley has genuinely slopeside beds and a beginner who rides a cable car home. Add the wind: High Camp is exposed, wind holds are common, and when those lifts shut the beginner options collapse. At Kirkwood the lodging base and the beginner base are different places — Timber Creek is a shuttle from the village — and at Sugar Bowl no green run out of the lodge door was confirmed anywhere we could read, so we do not claim one.

This is also why a hotel search will never find any of it. Almost every genuinely slopeside bed around Lake Tahoe is an individually owned condominium listed by a rental manager rather than a hotel room in a database — 218 of them at Palisades Tahoe Lodge alone. So the ski-in/ski-out claim in any given listing title is the owner's, not the building's, and the honest way to read one is to grade the building and ignore the headline.

Epic or Ikon decides which shore you sleep on

This is the most useful planning fact on the page, and it is the one most guides get wrong. Vail Resorts owns three Tahoe mountains, not two: Heavenly above Stateline, Northstar at Truckee on the north shore, and Kirkwood over Carson Pass to the south-west. All three are Epic, with unlimited unrestricted access on the full pass. Kirkwood has been a Vail mountain since 2012 and is grouped with the other two on every Vail pass product read here — sending an Ikon holder there is sending them to a mountain their pass does not open.

Alterra's side of the lake is Palisades Tahoe at Olympic Valley, with full Ikon access, and Sierra-at-Tahoe, 12 miles south of South Lake Tahoe on Highway 50, which bills itself 'South Lake Tahoe's only Ikon Pass destination' — it joined for 2024/25 and gives 2 to 7 days depending on pass tier as of 2025/26. The two passes share no resort at all in 2026/27. And four Tahoe areas are on neither: Sugar Bowl sells its own Unrestricted Pass with no holiday blackouts, Mt. Rose and Diamond Peak sell their own, and Homewood's 2026/27 operation is unannounced after it sat out 2024/25, reopened without its planned gondola and closed early on 17 March 2026.

What that does to a lodging decision is simple and awkward. An Epic holder who wants to ski home to bed should be looking at Northstar, where the village and mid-mountain beds are real and the ski-home is green, or at Kirkwood, where the village is at the lifts and there is no town. Heavenly, the one Epic mountain the hotel search actually returns, is the one where no lodging skis home. An Ikon holder is looking at Olympic Valley, where the slopeside stock is real but the beginner ski-home is not. Neither pass lets you follow the snow across the whole lake, and Stateline to Palisades is 40 miles and about an hour with chain controls in the middle of it.

Day tickets are the other half of the arithmetic, and there is no 2026/27 rate card at any Tahoe resort. The 2025/26 reference points: Northstar's adult one-day was quoted in a band of $127 to $199 against a walk-up window rate of about $249, with a third-party advance advertisement of 'from $99'; Heavenly and Kirkwood price on the same Vail dynamic system; Palisades sells its own window and advance tickets and has published no 2026/27 card either. Budget roughly $99 to $130 booked well ahead and $200 to $250 at the window on a peak day, and treat every one of those figures as a 2025/26 snapshot.

Pass prices and inclusions are 2026/27 figures from Epic and Alterra pass pages read in August 2026; day-ticket bands are 2025/26 third-party snapshots and are labelled as such because no Tahoe resort had published a 2026/27 rate card. Ikon's own destinations page returned only a page title during research, so the Ikon roster here is assembled from Alterra, Palisades and Sierra-at-Tahoe pages and third-party 2026/27 pass guides. Parking programmes for 2026/27 were unreleased at Palisades and unverified at Heavenly.

The renames, and the claims that outlive them

Tahoe's naming traps are unusually thick and unusually recent, and every one of them still turns up in listing titles and URLs. Squaw Valley became Palisades Tahoe on 13 September 2021; the base village is Olympic Valley; and two lifts were quietly renamed with it — Squaw One became Wa She Shu and the Squaw Creek chair became the Resort chair. Expedia still serves 'Village-At-Squaw-Valley' and 'Squaw-Valley-Lodge' slugs. Resort at Squaw Creek became Everline Resort & Spa in March 2023, after consultation with the Washoe Tribe, and anything still selling the old name is three years stale; one luxury-hotel directory files Everline under 'Lake Tahoe, NV' when it is in California. Squaw Valley Lodge is now Palisades Tahoe Lodge.

The other regional habit is selling gondola access as ski access, and it runs in two opposite directions around this lake. At Stateline the Heavenly Gondola is a lift you cannot ski back to. At Sugar Bowl the gondola is the only way in or out of the village in winter, and the lodge behind it genuinely stands on snow. Same word, opposite meanings. Northstar adds a third variant: the Highlands Gondola is a complimentary connector between the village and the mid-mountain Ritz-Carlton, so a property advertising 'ski-in/ski-out via direct Highlands Gondola access' is describing a cabin ride to a hotel rather than a lift onto terrain.

The most instructive claim in Tahoe belongs to Everline Resort, and it deserves publishing in full rather than adjudicating. Third-party copy sells 'an exclusive on-property chair lift with ski-in/ski-out access to Palisades Tahoe's 6,000 acres'. That lift is real: the Resort chair, formerly the Squaw Creek chair, a slow fixed-grip Poma that Lift Blog notes is owned by Everline rather than by Alterra and lists as operational. But Everline's own mountain-information page mentions no on-property lift at all and instead offers a 'complimentary 15-minute shuttle service that runs between the base areas'. Lift Blog's commenters supply the missing sentence: Everline 'probably as a company decision views the chairlift as in operation and it allows them to sell ski in ski out'. Whether that chair turns on the day you arrive is unknown — the resort publishes no lift schedule — and the shuttle definitely runs.

Finally, the ownership structure, because it is what makes every claim above hard to check. Palisades Tahoe Lodge is 218 individually owned condominiums, and The Village at Palisades and the Northstar residences work the same way. Two hundred and eighteen owners means two hundred and eighteen separately worded ski-in/ski-out claims for one building, written by people with different ideas of what the phrase means. Read the resort's own wording, then the building's, then the listing's — in that order of trust.

Lake Tahoe Ski-In Ski-Out Questions

Are there any ski-in ski-out hotels in South Lake Tahoe?
No. There is no ski-out on Heavenly's front face down to Heavenly Village, so no property at Stateline or in South Lake Tahoe city can be slopeside no matter how close it stands to the lift. Skiers download the gondola at the end of the day or take Heavenly's free shuttle back from the California, Stagecoach or Boulder bases. All twelve harvested hotels confirm it from their side: `ski_in_ski_out_claimed` is false on every record, and the four that mention skiing all measure a walking time to the gondola. The closest is Marriott Grand Residence Club at about 130 yards.

Can you ski down to Heavenly Village at the end of the day?
