  • Ten properties pass the strict door-to-snow test at Park City Mountain, and the biggest cluster is not Old Town but Canyons Village — six of the ten, from Grand Summit at the Red Pine Gondola to Hyatt Centric fifty feet from the new Sunrise Gondola.
  • The beginner story splits three ways: Mountain Village has the reliable green Home Run; upper Canyons rides home on the green but snow-dependent Retreat run; the lower Canyons plaza and the Town Run are blue, so beginners there download the gondola.

Condos and rentals: the slopeside beds the hotel list misses

As at most American resorts, a large share of Park City's genuinely ski-on beds are condo complexes booked through rental programmes rather than a front desk. For a family or a group they are usually more space for the money, at the cost of daily housekeeping and a lobby.

The complexes below are the established slopeside names. As always, the access describes the best buildings in each complex — confirm the specific unit before booking.

Canyons Village, Mountain Village or Old Town: three pockets, three different mornings

Every listing says Park City, but Park City Mountain's slopeside inventory sits in three pockets that ski nothing alike.

Canyons Village is the one older guides underrate. Since the Sunrise Gondola opened in December 2025 it has the most genuinely ski-on hotels in town around three gondolas, modern buildings, and the widest price spread. Its one catch is the blue ski-back: first-timers ride down as well as up.

Mountain Village on Lowell Avenue is smaller but has what Canyons lacks: Home Run, a green, 3.5-mile way home that lets everyone in the group ski to the door. It is also the busiest base and the tightest for parking.

Old Town and Silver Star trade convenience for character. The Town Lift makes two addresses slopeside and lets you finish the day on Main Street itself — on a blue run, from a lift that starts late in December; the Silver Star plaza a mile north is the quiet version of the same trade.

Where we disagree with the official list

Park City Mountain's own ski-in/ski-out guide and the booking sites both cast a wider net than our test allows, and the gaps are worth naming.

Westgate answers 'ski-in/ski-out' with a plain yes; we file it as walk-to-lift. The mechanism is the slope-side valet — your gear lives at the snow while you walk two or three plaza minutes in boots, plus a famously long indoor corridor. Comfortable, honest even, but not skiing to your door.

YOTELPAD is the same call: marketing says ski-in/ski-out, guests describe roughly 200 yards on foot to the Red Pine Gondola.

Marriott's Summit Watch keeps appearing as ski-in/ski-out and even as "20 feet from the Town Lift". The distance varies by building, the ski-back ends at the lift plaza rather than the door, and the free valet is what makes it pleasant. Walk-to-lift, comfortably.

Hotel Park City, Autograph Collection is not on the list at all — a genuinely good hotel on the golf course with shuttle-only access; listing it beside slopeside properties would only dilute the comparison.

And the nuance on the true list: inside Canyons Village the beginner answer depends on which building. The upper village — Pendry, Hyatt Centric, Sunrise Lodge — rides home on the green Retreat run, which is real but low-elevation and snow-dependent. The lower plaza's return is blue, and the Town Run to Main Street is blue. The only reliable green way home all season is Mountain Village's Home Run.

Getting around, and where the day actually goes wrong

Salt Lake City International sits about forty minutes away, which is unusually close for a resort this size and the reason weekends fill with drive-up traffic from the valley. It is also why base-area parking, not lift lines, is the argument for sleeping slopeside.

Free city buses link Old Town, both Park City Mountain bases and Deer Valley well enough that a non-slopeside hotel is a reasonable booking. The thing to check is the hotel's own ski shuttle, which usually runs in fixed morning and afternoon windows rather than continuously.

Which Park City hotels are truly ski-in ski-out?
Ten at Park City Mountain: Grand Summit, Pendry, Sundial Lodge, the Waldorf Astoria, Hyatt Centric and Sunrise Lodge at Canyons Village; Marriott's MountainSide and The Lodge at Mountain Village at the Mountain Village base; and The Caledonian with Silver Star around Old Town. Deer Valley's slopeside lodging is a separate resort and a separate guide.
Which base is best for beginners?
For certainty, the Mountain Village base: Home Run is a genuine green way back to MountainSide and The Lodge all season. Upper Canyons Village — Hyatt Centric, Pendry, Sunrise Lodge — skis home on the green Retreat run, which works most of the core season but is low-elevation and snow-dependent. The lower Canyons plaza and the Town Run are blue; beginners there download the gondola or ride the lift down. The Waldorf Astoria sidesteps all of it: its gondola runs both directions.
Is Canyons Village or Mountain Village better?
Canyons has more true ski-in/ski-out hotels, newer buildings and three gondolas; Mountain Village has the green way home and Old Town ten minutes away. Confident skiers who want the widest hotel choice pick Canyons; families with a first-timer, and anyone who wants Main Street in the evening, pick Mountain Village or Old Town.
Can you ski down to Main Street in Park City?
Yes — the Town Run finishes at the Town Lift plaza on lower Main Street, which is what makes The Caledonian slopeside and Summit Watch a short walk. Two caveats: the run is blue, and the Town Lift starts late — 13 December last season, eight days after the mountain.
How much do ski-in ski-out hotels in Park City cost?
In our 20–23 January price check, published true-slopeside rates ran from $459 at Sundial Lodge, $471 at Sunrise Lodge and $496 at Grand Summit through $551 at Hyatt Centric to about $900 at the Pendry, $947 at the Waldorf and $1,126 at Old Town's Caledonian. The Marriott Vacation Club buildings publish no nightly rate — price comes back when you check dates.
When should I book for Christmas or spring break?
The genuinely slopeside buildings largely sell out for Christmas and New Year by late summer — book five to six months ahead for real choice. Presidents' Week and March are nearly as tight, helped along by Salt Lake City being only forty minutes away. Ordinary January weeks are the soft spot, usually bookable six to eight weeks out at the year's lowest rates.
How much are lift tickets, and is a pass worth it?
Park City Mountain day tickets run roughly $149 to $354 with dynamic pricing, about 30% cheaper bought four-plus weeks ahead. The resort is on the Epic Pass, which launched at $1,089 for 2026/27 — breakeven in about four peak-window days. Deer Valley next door is a separate ski-only resort on the Ikon Pass.
Do you need a car in Park City?
No. From any of the ten true slopeside addresses you ski from the door, and the free city buses cover Old Town, both bases and Deer Valley for the evenings. An airport transfer from Salt Lake City plus the buses beats a rental car that then needs parking at a base where spaces run out by mid-morning.
