Ski-In Ski-Out Lodging at Sunday River
Sunday River strings eight peaks along about three miles of ridge with four drive-to bases, and its two slopeside hotels sit at opposite ends of that string. Which end you wake up at decides your week — so we checked both claims against the resort's own wording, in both directions.
The far hotel has the better lift access, and the listings say the opposite. Google flags the Grand Summit as claiming ski-in/ski-out and leaves the Jordan's claim field empty — yet the Jordan is the one with the resort's explicit wording, 'full ski-in/ski-out access at The Jordan,' 'exclusively serviced by the Jordan 8.' This is why we check claims instead of trusting listings.
A family with a first-timer should not book the Jordan. There is no green route between Jordan Bowl and the rest of the mountain — every documented crossing is intermediate — and the ski school, rentals and beginner surface lifts are all at South Ridge, on the other end of the shuttle.
The resort contradicts itself about the Grand Summit: 'ski-in/ski-out access' in the guest guide, 'steps from the mountain' in the lodging overview. It is also at White Cap, not Barker, whatever most write-ups say.
Season risk cuts the other way here. 95% snowmaking over 522 acres at 11,500 gallons a minute means the slopeside claims survive November and April better than most of New England, not worse.
In our 20-23 January price check the Grand Summit at $167 was the cheapest bed on the mountain and cheaper than every hotel in Bethel.

The strongest verified claim on this mountain, and it comes from the resort's own press release: the Jordan 8 delivers 'full ski-in/ski-out access at The Jordan,' with the hotel 'exclusively serviced by' that one lift. Google's listing for this hotel records no ski claim at all, which is exactly backwards.
Read 'exclusively' as the warning too. Jordan Bowl is a satellite pod hanging off a single eight-seat chair — if the Jordan 8 is on hold, your ski-in/ski-out is a shuttle stop.

It is at White Cap, not Barker — a correction worth making because most write-ups get it wrong. Sunday River's own guest guide puts the hotel 'in the White Cap basin' with views of the White Heat trail, and the resort files it under White Cap on its eight-peaks page.
The resort contradicts itself about this hotel and we are not going to average the two: the guest guide says 'ski-in/ski-out access,' the lodging overview says only 'steps from the mountain.' Third parties land between them at 'a few short turns to reach the White Cap base area.'

We have not stayed at these properties. Every claim above was checked in August 2026 against the resort's own pages and each property's own description, and where those contradicted the listing, the listing lost. The Brookside entry is the complex, not the single Expedia-listed unit that duplicates it. Private rentals, yurts and cabins that appear in a Sunday River lodging search — including one named 'Sunday River Rental' whose own copy admits to 6.5 miles — are not on this page because they are not hotel-style lodging.

One hotel, one lift, one pod. Lollapalooza runs three miles from the top of the bowl past the hotel by name, but no documented route back to the eastern peaks is beginner terrain.
The free resort shuttle runs inside the resort only and cannot stop at non-designated locations, so a Bethel bed means driving. Parking at the mountain is free, which softens that.

The snowmaking

11,500 gallons a minute through more than 2,000 guns, the most powerful system in New England. Natural snowfall averages about 155 inches, so the cover you ski in November and April is manufactured — and there is a great deal of it.

Condos: where most of the slopeside beds actually are
Two hotels is a thin answer for a mountain this size, and it is not the whole one. The resort's real-estate arm lists ten slopeside condo and townhome complexes; three of them are documented well enough to describe, and one of them solves the problem the hotels cannot.
Merrill Brook is that one. It sits at the base of South Ridge, where the SnowSports School, rentals and daycare occupy the ground floor — so a family with a first-timer can get out the door without a shuttle ride, which neither hotel on this page allows.
The claim to treat carefully is Merrill Hill. A Doppelmayr triple was built there in 2023 to serve a housing development, but Lift Blog reporting as of February 2026 says it was not operating that season. 'Ski-in/ski-out Merrill Hill home sites' are being marketed on a lift that has not run.

The Jordan base: one hotel, one lift, one pod, and 4.5 road miles between it and everything that is not skiing.
Which end do you want to wake up at
Sunday River is not one mountain with one village. Its own 'Meet the Peaks' page names eight — White Cap, Locke, Barker, Spruce, North Peak, Aurora, Oz and Jordan — strung along roughly three miles of ridge, with four separate drive-to base areas on the access road: White Cap first, then Barker, then South Ridge, then Jordan at the far western end.
The two slopeside hotels sit at opposite ends of that line, and there is no third option. The Grand Summit is in the White Cap basin at the eastern end; the Jordan Hotel is at the foot of Jordan Bowl, which the resort's own copy places 'just 4.5 miles to the main base area via a complimentary shuttle.' That is a road distance, not a ski distance.
Everything that is not skiing lives at South Ridge: the SnowSports School, the rental shop, the main retail, the biggest food hall and the surface lifts where beginners actually learn. From the Grand Summit that is a short hop along the Lower Mountain Shuttle. From the Jordan it is the full 4.5 miles, and the resort does not publish how long the ride takes.
So the question is not which hotel is nicer. It is whether your week is built around lift laps, in which case the Jordan's access is the best on the mountain — or around lessons, rentals and a child who needs collecting at lunchtime, in which case the eastern end wins before anyone looks at a room photo.
South Ridge: the ski school, the rentals and the Sundance surface lifts — the reason a beginner's hotel choice is really a base choice.
Where the claims break down
Google's hotel data for Sunday River gets this resort exactly backwards. It marks the Grand Summit as claiming ski-in/ski-out and records no ski claim at all for the Jordan Hotel. The resort's own Jordan 8 press release says the lift delivers 'full ski-in/ski-out access at The Jordan,' with the hotel 'exclusively serviced by' it — the single most explicit access statement anywhere on this mountain, attached to the property the listing leaves blank.
That is the whole argument for checking claims rather than aggregating them. A listing records what a property submitted; it does not read the resort's press releases, and it cannot tell you that the strongest claim on the hill was never entered into the form.
The Grand Summit is the other half of the lesson. Sundayriver.com says 'ski-in/ski-out access' on the Grand Summit guest guide and, on the lodging overview, only that it has 'all the amenities of a full-service hotel steps from the mountain.' Third-party accounts land between the two: from the hotel 'it takes just a few short turns to reach the White Cap base area.' We publish the contradiction rather than averaging it, because an average would be a sentence nobody wrote.
Two corrections while we are here. The Grand Summit is at White Cap, not Barker — the resort's guest guide puts it 'in the White Cap basin' with views of White Heat, and its eight-peaks page files it under White Cap. And the phrase 'the most ski-in/ski-out lodging in the East' comes from sundayriverliving.com, the resort's real-estate arm, not from any independent count.
The New England caveat is weaker here, not stronger
Eastern slopeside claims usually come with a warning: the run to your door is the first to go thin and the last to open. At Sunday River that warning is genuinely softer, and it would be lazy to import it.
The numbers behind that: 95% snowmaking coverage across 522 acres, 11,500 gallons of water a minute through more than 2,000 guns, described as the most powerful system in New England, over 870 skiable acres and 2,340 feet of vertical. Natural snowfall averages about 155 inches, which on its own would not carry a season — the system is the season.
The recent dates back it up. 2025/26 opened on 12 November; 2024/25 ran to 27 April. And Jordan Bowl, the satellite pod the Jordan Hotel completely depends on, opened on 21 November 2025 with three top-to-bottom trails, about ten days after the resort itself. That is not the late-opening outlier the geography suggests.
The honest limit: what opens first and closes last is groomed, manufactured, main-trail terrain. The glades are a different question, and a single-lift pod like Jordan Bowl carries an operational risk that has nothing to do with snow — wind holds and mechanical stops leave that hotel shuttle-served for the day.
Can a beginner ski home? Yes at one end, no at the other
Sunday River's own Beginners Guide is unambiguous about where to learn: 'You'll find the easiest green runs at South Ridge.' The learning zone runs on surface lifts — Lower, Middle and Upper Sundance feeding the Sundance trail, with Double Dipper as the overflow — and Lower Broadway is the green that comes out at the lodge door. Easy Street is the green connector down from the Barker side.
At the eastern end the answer is yes. Road Runner off the Locke Mountain side runs all the way down to White Cap Lodge, Lower Moonstruck is described as a wide, straight trail perfect to learn on, and Bear Paw carries you across to Barker Lodge. A first-timer staying at the Grand Summit or Brookside genuinely has a green run to the door, which most hotels selling the phrase cannot say.
At the Jordan end the answer is no, and this is the buying criterion. Lollapalooza — three miles, the longest trail on the mountain — runs from the top of Jordan Bowl past the Jordan Hotel by name, and it is repeatedly described as a long, winding cruiser, but sources disagree on its rating and one guide files it as advanced, so we will not print a difficulty symbol next to it. More importantly, there is no documented green route between Jordan and the rest of the mountain: the crossing chain is Peak Easy off North Peak, then Northern Lights across Aurora, then Firestar into the Jordan pod, all intermediate, with Kansas the documented way back east — and Kansas's rating conflicts so sharply between sources that we will not publish one at all.
The practical rule: a beginner can ski the White Cap–Barker–South Ridge end on greens all day and get home. Crossing to or from Jordan Bowl means the shuttle, not skis. However good the Jordan's lift access is, it is the wrong booking for a family with a first-timer.
One trap that has nothing to do with hotels: Dream Maker is a green on the map, and local guides flag it as 'definitely not a green to attempt on your first day.' The resort's own progression benchmark is to ski Lower Escapade confidently first.

Which Sunday River hotels are truly ski-in ski-out?
Two hotels and one condo complex: the Jordan Hotel at the western base, and the Grand Summit with Brookside Condominiums at the White Cap end. The Jordan has the strongest wording behind it — the resort calls it 'exclusively serviced by the Jordan 8' — while the Grand Summit is described by the same website as both 'ski-in/ski-out access' and 'steps from the mountain.' Snow Cap Inn is an honest eight-minute walk and makes no claim at all.
Grand Summit or Jordan Hotel?
Jordan if the week is lift laps: the Jordan 8 loads at the base the hotel stands on, and Lollapalooza runs past it by name. How far is the Jordan Hotel from the main base?
4.5 road miles, by the resort's own figure, served by a free shuttle running on the hour and half-hour to South Ridge. The ride time is not published anywhere, and after 5 p.m. the shuttle stops running to a timetable and becomes on-call through the front desk. It is not unlimited on either. The trap worth knowing: the Ikon Base Pass add-on explicitly excludes Sunday River, Loon and Sugarloaf, so it does nothing for you here.
Is parking free at Sunday River?
Yes, and after a season on Ikon's western resorts that is worth stating plainly. Several lots sit close to the base lodges and hotels, with no reservation system and attendants directing traffic on weekends and holidays. What is not free: hotel valet parking at $20 a day and valet EV charging at $20 a night, across 14 charge points at the Grand Summit, the Jordan and Lot 3 by South Ridge.
Are the Merrill Hill ski-in ski-out home sites real?
The lift is real; whether it runs is another matter. Merrill Hill II, a Doppelmayr triple, was built in 2023 to serve a housing development, but Lift Blog reporting as of February 2026 says it was not operating that season and likely would not until more of the development is built. The 'ski-in/ski-out Merrill Hill home sites' being marketed are therefore selling access to a lift that has not been turning.
How much does ski-in ski-out lodging at Sunday River cost?
In our 20-23 January price check, the Grand Summit was $167 and the Jordan Hotel $199 — both under every Bethel hotel on this page except Swift River Suites at $155, which is 25 miles away and sells a different ski area. Brookside publishes no rate at all; that comes from the rental manager. Sunday River is one of the few resorts where slopeside is the cheap option.
Is Sunday River a risky bet in November or April?
Less than most of New England. Snowmaking covers 95% of 522 acres at 11,500 gallons a minute through more than 2,000 guns, the 2025/26 season opened on 12 November, the previous one ran to 27 April, and Jordan Bowl opened 21 November 2025 — about ten days after the resort. The caveat is what kind of terrain that is: groomed main trails, not glades.
